Hélène TERRA Realty offers: Dorpsstraat 140 Eckelrade

Since 1975, this historic spot in the Heuvelland region has been used for organic farming. First only vegetables, but later also apples, pears and other fruits. In an artisanal way, traditional Limburg syrup is made in the outbuilding, of beautiful half-timbering. The syrup-making continues, at another location in the Heuvelland region. Because beautiful regional products should not be lost, because the most delicious syrup is now made in Bruisterbosch.
But the history of this farmhouse goes back much further, to 1723. Known as house ‘In “t Tribunaal”, the national monument was probably once used as the former meeting place of the aldermen's court. Now you get the unique opportunity to buy this one-of-a-kind property. You will become the owner of the restored farmhouse brimming with character, the half-timbered outbuilding and the orchard. The total plot is a whopping 3328 m2, with a freehold to the rear. With walls up to 55 centimetres thick and many authentic details, this is a place that exudes atmosphere, character and history. The outbuildings are also in original condition and in good repair for their current use.
House ‘In “t Tribunal” stands outside the village centre of Eckelrade, on the road leading to Honthem and Margraten. Daily amenities such as childcare, primary education, sports and supermarkets are available in Margraten, Gronsveld, Cadier en Keer and Sint Geertruid.
House ‘In “t Tribunaal” is located outside the village centre of Eckelrade, on the road leading to Honthem and Margraten.
Daily amenities such as childcare, primary education, sports and supermarkets can be found in Margraten, Gronsveld, Cadier en Keer and Sint Geertruid. Gulpen is less than 9 kilometres away and the south side of Maastricht is less than 5 kilometres away.If you work at MUMC+ or at one of Maastricht University's neighbouring faculties, the commuting distance is just over 7 kilometres.

Layout:
Ground floor:
On the left side of the farmhouse is the entrance, which gives access to the bright hall. Eye-catchers are the wooden chest staircase, the first step in one piece of natural stone and the bluestone floor. To the left of the staircase is a door to a porch, with an old staircase leading to the vaulted cellar (about 18 m2). This well-ventilated room, partly brick and partly marl, is in very good condition.
In the hall you can see a panel door with colourful stained glass. This door gives access to a spacious study (about 18 m2) that can also be used as an extra bedroom, dining room or TV room. Thus, this room is very suitable for an entrepreneur or the family. If children move in, this might become their gameroom

The other door in the hall leads to the living kitchen (about 16.5 m2), which has a beautiful mosaic tiled floor. This floor matches well with the green kitchen layout, which consists of two parts. The countertops are granite and the 5-burner gas hob, extractor (2023) and oven are built-in.The beautiful sideboard, in the same colour as the kitchen, also remains.
At the rear is the L-shaped living room (about 29 m2), which is in semi-open connection with the kitchen. The wooden trusses, oak beams and Belgian bluestone floor show character. Through the outer door you walk to the terrace, garden and orchard.Next to the living room is a second hall with its own entrance and a toilet room, built in style with the rest of the house.

First floor:
Follow the beautiful borde staircase to the landing, where you will see two pretty panel doors.Windows in both side elevations provide light and the wooden floorboards have sisal carpet, as in the bedrooms.
At the front is a pretty bedroom with a dormer window and a high ridge. The oak truss is the absolute mood creator in this room of about 16 m2.On the other side of the landing is a bedroom/study of about 11 m2, which serves as a walk-through room to reach the rear bedroom of about 24.6 m2.This room is one chunk of history, with the timber-framed construction visible on two sides.
From the walk-through room, the stylish bathroom (about 7.8 m2) can be reached. What immediately catches the eye is the oak floor, which blends beautifully with the stucco, modern sanitaryware and tiling. The room is laid out with a large walk-in shower, washbasin with mirrored wall and a wall-mounted toilet.

Outbuilding:
Like the main house, the multifunctional outbuilding is partly timber-framed.The first room, with a door under the canopy, is used as a shop space (about 19 m2). Nice elements are the tiled floor, the kitchen unit with granite worktop and the fixed staircase to a practical storage attic.
Next to the retail space is the syrup shop (circa 34.6 m2) with large, double doors at the front and rear. The doors at the front have been renewed and the old doors at the rear have been retained. The high ceiling, half-timbering and floor with pit where syrup was boiled define the atmosphere.
To the left of the syrup shop is the workshop (ca. 34.6m2) with its own entrance and a fixed staircase to a large storage attic of ca. 60m2.

Exterior:
From the public road you look at the farmhouse, with the beautiful outbuilding at the end of the driveway. There is ample on-site parking on both the left and right sides of the house. The front garden is beautifully landscaped and at the rear of the house a large canopy with storage attic has been made.
The driveway on the right side leads to the green gate of this canopy and to a shed, which can be used as a carport.Adjacent are the vegetable garden, an ornamental garden with hothouse and the stable where some pigs used to scavenge. The rear part of the plot is laid out as an orchard where apples and pears have been picked for decades to make the most delicious syrup.Walk around and enjoy the view towards the beautiful countryside, towards Sint Geertruid and Herkenrade.
